Our experience as an HOA with BWH Services was the worst business transaction I've ever known. Its president was the president of our HOA at the time BWH was awarded the contract to paint the exterior of most of our units. It took over a year and they never really finished. Our board had to initiate a final closeout process after months went by without being told that substantial completion had been reached. A punchlist was agreed upon and communication still lacked as to whether they were finished. Gross amounts of overspray on window frames, incorrect replacement of downspouts, and unpainted portions of siding are just a few examples of the bad job they did. We moved on after the leftover paint was left on a board member's doorstep but before the punchlist was completed just for efficiency's sake.

Best Questions to Ask a Painter Contractor

How much do I have to give as a deposit?

Some companies may require a 10% deposit, some may not require any. For larger projects, you'll almost always need to give a deposit, and it's good to ask how much the deposit will be before going forward with a project. The Charlotte contractor will know how much they need for a deposit when they've given you the estimate, so ask early.

What is your projected timeline for the Painting project in Charlotte?

Though a standard question, it's important to ask. Most contractors will tell you how long they expect the job to take without you asking. If they don't volunteer that information, be sure to ask. It's also helpful to ask if that's a hard finish date, meaning that it's the definite finish date. If it's a soft finish date, it may be extended for any number of reasons.

How long have you been in Painting business for/How long have been serving the Charlotte area?

You'll always want to ask how long the company has been in business in Charlotte. While this isn't a guarantee that the company will do good work, companies with longevity on their side must be doing something right. That being said, there are newer companies that do great work. If the company is under three years old, ask where the owner was employed before and for how long. If he/she has a long history of employment, it's reasonable to infer that he or she decided to go into business for themselves after so many years of experience.

Do you work with subcontractors?

The question is great for some industries and non-applicable for others. A general contractor, for example, will by definition employ subcontractors. Most Charlotte Painting companies do not, but there are exceptions. You should always ask this question to your service providers. If they do use subcontractors, ask if they're all licensed and insured independently.

Does the Painting job require permits? If so, will you be pulling them yourself?

Many jobs in North Carolina will require municipal permits in order to be approved by the town's inspector. It's always good to ask who will be responsible for pulling those permits, and if you'll be expected to do it. You'll almost never be told to pull your own, but knowing that Charlotte Painting permits are required makes you appear to be a well informed customer.
