We have a custom design but need a builder to give us a price to see if it is doable. It will be one story, no basement, city water and sewer. Underground utiltiies . Lot is completely cleared, looks like a well kept yard, just grass with trees around the perimeter that won't be touched. Little to no site prep. Attached garage in front with driveway across front for entrance to garage. Home will only be 40x50 max, basic 2x6 construction. Cement board siding, one roof line plus garage roof line, normal slope. Interior 9 foot ceilings except possible vaulted ceiling in great room. Wood burning FP, Screened porch across back of house pretty much at ground level. One area reinforced for weight of hot tub. Ceiling fans in porch, 2 bedrooms both ensuite, Master has soaking tub and shower and two vanities. Guest bedroom ensuite has 3 piece shower, vanity and toilet. Two car garage completely divided by an insultated wall. Garage closest to house will be used for a billiard room. it will have the duct work for heat and air. Both garages will have epoxy or similar floors. Mecanicals located in a closet, duct work done from overhead. Pocket sliders out to screened porch from great room. Kithchen has no upper cabinets, only \"L\"shapped kitchen with sink, appliances and large (wide and deep) drawers. Owner has French doors for entrance to billiard room. Or will get barn door and use French doors to access the porch from the masterbedroom. Small den/smoking room, long hallway with large storage cabinets (owners design). Owner has many Persian rugs so is not fussy about flooring. Between engineered, regular hardwood and also ceramic products. What ever looks best and is the least expensive will be used. Interior door will come from salvage places as might the kithen sink. This is going to be a last house for us, and I want it to be exactily right.
